It is a considered to be a part of Cleveland's West Side metropolitan area.
On Valentine's Day, Feb 14, 2013, Housing is readily available in and around Westlake, OH as single family homes for sale, luxury estates, condominiums and townhouses in all price ranges from $44,000 to $3.5 million.
In Jan 2013, there were 16 single family Westlake residences sold with sale prices ranging from $41,000 to $463,000. That’s twice as many as Jan 2012 when 8 Westlake homes sold, yet a higher price range of $105,000 to $660,000.

In the City of Westlake, as of April 1, 2012, there are 296 homes FOR SALE. The least expensive home is listed at $39,900 and most expensive Westlake home for sale is listed at $3,950,000.
Durilng March 2012, 28 residential properties Sold. At the endof the month 36 were in Pending and 296 remained on the Active Market.
In February, 16 homes SOLD with an average Sale Price of $187,503. The lowest Sale Price was $42,000 and the highest Sale Price was $535,000.  The average market time is 73 days, with 2 selling within the 1 month on the market, 1 sold in the 2nd month, anotherone in the 3rd month and 12 sold in 4+months.
This shows me that Westlake continues to exhibit signs of a stabilizing market, yet still in a buyer's market. With concerns over unemployment and the foreclosure rate, there still remains a lull in consumer confidence.
36 residential properties sold in the month of July 2011 with an average price of $223,213. At months end there were 17 in Pending while 48 remained Active.

Westlake’s real estate market activity for 2010 showed 363 residential properties sold with the average price of $266,639.
In 2009, according to NORMLS, there were approximately 336 single family residential real estate transactions in Westlake, Ohio. At years end, 299 remained on the Active market. The average sold price was $248,625. For comparison, in the year 2008, there were 314 single family homes sold while the average price was $241,476.
